25 thousand dirhams fine for occupying real estate in violation of norms in Abu Dhabi

The Department of Municipalities and Transport in Abu Dhabi confirmed that the violation of the occupancy of real estate in a manner contrary to the norms or public morals prevailing in the country, public taste or public morals, in accordance with the law regulating the occupancy of real estate and residential units, amounts to 25 thousand dirhams, and 50 thousand dirhams in the event of repeating the violation within a year. The department warned of the dangers of the phenomenon of overcrowding or collective housing and called for the elimination of the negative aspects that result from it, which is defined as the occupancy of a group of people in the residential unit starting from “studio” and above in a way that is not commensurate with the area and the nature of the services allocated to it, and violates security and safety procedures. The prevailing customs and public taste and contradict the principles of public morals and morals prevailing in the state.

She indicated that the awareness campaign “Your residence is your responsibility” was launched in the cities and regions of the emirate to confront the phenomenon of overcrowding, and inspection campaigns began at the beginning of 2023 to monitor violators based on what is stipulated in Law No. 8 of 2019 regarding regulating the occupancy of real estate and housing units in Abu Dhabi. Administrative penalties and fines ranging from 5,000 dirhams to one million dirhams for anyone who violates the provisions of the law and its executive regulations.

The Department of Municipalities and Transport stressed the importance of consolidating the foundations of a safe society in its housing, by regulating legislation and laws that enhance the quality of life in the Emirate of Abu Dhabi, by applying the law regulating the occupancy of real estate and housing units in the emirate, to preserve the general appearance, and in order to improve the reality of living life, and achieve the well-being of all The emirate’s population, and the law adopts and takes into account humanitarian cases when applied.

The department called on all citizens, real estate owners and companies to abide by the law, by adhering to the number of individuals in one residential unit, and housing workers in residential areas designated for them, away from family homes. The negative effects resulting from overpopulation, with the aim of raising the standard of living in the Emirate of Abu Dhabi.

She called on the public in the Emirate of Abu Dhabi to cooperate with the Department to eliminate this phenomenon, monitor those cases that violate the law, and report the phenomenon of overcrowding by calling the Abu Dhabi Government Contact Center on the number “800555”, stressing the importance of reporting the phenomenon of “overcrowding”, which is a duty and a societal responsibility. The owner, investor and tenants must observe the most important standards and rental and occupancy requirements to maintain tranquility, safety and public health to enhance the quality of life in the Emirate of Abu Dhabi.
